Salt, Heat & St. Louis Slabs

Yes, when the system is picked for it. Lambert airport averages about 85 nights a year at or below freezing, and most of them thaw by afternoon, so slush melts and refreezes on the slab all winter. MoDOT pre-treats area highways with salt brine mixed with beet juice, then spreads rock salt, and the City of St. Louis adds a liquid magnesium/calcium chloride to its salt. All of it rides home on your tires. For garages we finish with a polyaspartic top coat over a diamond-ground slab, so the brine sits on a sealed surface you can squeegee out the door instead of soaking into bare concrete.

It is the bigger local story. Lambert averages about 47 days a year at 90°F or hotter, and July dew points sit in the upper 60s and climb into the mid-70s on muggy days. Tires coming off a hot highway can soften and lift a weak coating, a problem called hot-tire pickup; a system that is properly anchored to the slab, with a polyaspartic or polyurethane top coat is built to resist it. Humid air matters on install day too: we check slab temperature against the dew point before coating and plan summer jobs around the shorter working time of the resin.

Yes. We check the slab for moisture before anything is coated. It matters here: the median home in the city of St. Louis was built in 1938, inner-ring suburbs like University City, Webster Groves and Clayton are mostly post-war, and basements are common across the area. If a slab shows moisture, we talk through options such as a moisture-mitigating primer before the floor goes down. Be clear on one thing: a floor coating will not stop a leak, a flood or a sewer backup. What it gives you is a sealed floor you can mop and disinfect if water ever gets in.

Usually, yes. Most cracks in an older St. Louis slab are stable shrinkage or settling cracks, and we fill and repair them after grinding so they don’t show through the new floor. St. Louis County does sit on karst, limestone with caves and sinkholes under much of it, and now and then a slab keeps moving. No coating can hold a crack that is still opening, so if one looks active we will say so before we coat and suggest having it checked by an engineer. We won’t hide movement under a new floor.

We install year-round; the season mostly decides the chemistry. Traditional epoxy needs a warm slab to cure well, so it suits late spring through early fall. Polyaspartic and polyurea cure fast and tolerate cooler concrete, which makes them the usual pick for an unheated garage in December or January. Typical figures, not a quote: a flake floor with a polyaspartic top coat runs about $5–$9 per square foot. That puts most 2-car garages at about $2,400–$4,600 and most 3-car garages at about $3,600–$7,000. A basement floor typically runs about $6–$9 per square foot. Commercial and industrial floors are quoted per project after a site visit. Slab condition moves the number most, since cracks, old coatings, salt damage and moisture all add prep, so your real price comes after a free on-site estimate.

For most homeowners, yes, mainly because it turns a dusty, stained slab into a floor that takes minutes to clean. Brine stains, oil drips and summer grime wipe off instead of soaking in, there is no waxing or sealing, and the room finally looks finished. Whether it adds resale value depends on your house and street, so we won’t promise a number. For businesses the case is simpler: a seamless floor is easier to keep clean and stands up to carts, equipment and daily mopping.

Installation & Systems

Most residential projects are completed in one day; some take two. Light foot traffic is fine after about 24 hours, and we will tell you when the floor is ready for cars, since that depends on the system and the weather. Larger commercial and industrial floors are scheduled per project, often in phases so your business can stay open.

Epoxy is a strong, affordable base coat that bonds well to ground concrete, but it cures slowly, can yellow in sunlight and wants a warm slab. Polyaspartic cures in hours, stays UV-stable so it won’t yellow by an open garage door, and works across a wider temperature range. Many St. Louis garage floors combine the two: a base coat for bond and build, decorative flake, then a polyaspartic top coat. We also install polyurea, urethane cement for hot or wet areas like commercial kitchens, and polyurethane top coats, and we recommend whichever fits your slab and how you use it.

Yes. Driveways are part of our work along with garages, basements and commercial floors. Outdoor concrete needs a UV-stable system and some texture for grip, so we usually use polyaspartic or polyurea outside. If you have a walkway or patio in mind, ask us and we will look at it case by case.

Yes. The whole floor has to be empty so we can grind, repair and coat it edge to edge. Clearing a typical garage takes an hour or two, and things stay out until the floor is ready to use. For businesses we can phase the work so part of the space stays open.

Safety, Durability & Care

A smooth, high-gloss coating can get slick when it is wet, and a St. Louis garage gets wet, from winter slush to summer rain dripping off the car. That is why anti-slip additives are available for all of our coatings: a fine grit mixed into the top coat adds traction without changing the look much. Decorative flake floors also have a light texture that helps, and we can build in more grip for entries, ramps, commercial kitchens and work areas. Tell us who uses the floor and we will match the texture to it.

Peeling where the tires come in is the failure people see most, and it nearly always traces back to prep or the wrong top coat, not the weather alone. Before we coat, we diamond-grind the slab so the base coat bonds into clean, open concrete, and we repair scaled or salt-worn spots at the door instead of coating over them. Then we finish with a polyaspartic top coat that stands up to brine and hot tires. If your current floor is already peeling, we can grind it off and redo it.

It depends mostly on prep and the system. A floor anchored to diamond-ground concrete and finished with a tough top coat can serve for many years, while the common failures, flaking and lifting at the door, trace back to poor prep or a top coat that wasn’t built for the job. When a floor eventually dulls or wears in traffic lanes, it can usually be cleaned, scuffed and recoated rather than replaced.

Sweep or dust-mop weekly and damp-mop with a pH-neutral cleaner when it needs it. In winter, push the brine-and-salt slush out the door with a squeegee and rinse the floor now and then. Concrete engineers recommend hosing road salt off garage slabs, and it keeps a coated floor’s gloss looking new as well. Skip harsh acids and solvent cleaners; nothing else is needed.
